Prospective tenants interested in renting a property through Atlas Property Letting & Services Ltd will need to be aware of the following pre-tenancy costs due prior to the commencement of a tenancy:
ADMINISTRATION CHARGE: A sum of £180 (inc VAT) for the preparation of paperwork.
Administration Fee: £120 + VAT
TDS Registration Fee: £30 + VAT
A two week holding deposit is completely separate from a tenancy deposit and it is paid to a landlord or letting agent to reserve a rental property before the signing of a tenancy agreement . A holding deposit is non-refundable if you were to withdraw your application for tenancy and goes to the landlord or agent to cover against any loss of time and money.
A holding deposit does not need to be registered under the tenancy deposit rules as it is not held as security in respect of a tenant's liabilities under a tenancy agreement as no tenancy agreement has been signed.
SECURITY DEPOSIT: Prior to the tenancy, you will be required to pay a minimum of six weeks' security deposit.
INVENTORY COSTS: These vary depending on the size of the property and range between £70 and £120 for check-in inventories and £60 and £100 for check-out inventories. These are usually split equally between the Tenant and the Landlord.
