We  have recently become members of the Royal Institution of Chartered Surveyors, a globally recognised organisation that regulates property professionals. It is the highest accreditation for a firm so tenants can be assured of a professional service at all time. In addition to this, it also provides further protection for tenant's deposits and rents we have collected.

Please keep in mind that we will require at least one full month’s rent as a deposit and one month’s rent paid in advance. Should you be uncertain as to your suitability or have specific requirements, please contact us.

Once we have found your suitable property, you will be in a position to make an offer to the Landlord for consideration. We will not stop marketing the property if your offer is accepted unless a tenancy agreement is signed by the tenant, or a 10% reservation fee is paid. This reservation fee is non-refundable if the letting does not go through. If a tenancy agreement is signed, the reservation fee will go towards the tenant's deposit.

The deposit is required for the full tenancy against loss, damage or charges payable at the termination of the tenancy. It is returnable in full at the end of the tenancy subject to final inspection of the property and it should be noted that deductions will also be made for cleaning should the property (and garden areas) not have been left in a satisfactory condition.

For tenants that provide references or guarantors, the deposit required is the equivalent of one month's rent. If the tenant does not provide references then we will request 1.5 month's rent as deposit. The deposit will be held by Atlas Property L&S Ltd in our designated clients’ account. This account has the full protection of a client money scheme and furthermore, all deposits are guranteed by The Dispute Service (as required by law). 

Please note that all fees and deposits must be paid on the signing of the agreement prior to the occupation and should be paid by cash or cheque, unless they are paid a minimum of seven working days prior to occupancy

You will be expected to provide at lease one piece of idenitifaction;

  • Full driving licence
  • Passport
  • Mobile phone bill (less than 3 months old)

RENT - to be paid monthly in advance commencing on the first day of the tenancy and then on the same day each month thereafter. The preferred method is by bank standing order.

TENANCY AGREEMENT – An appointment will be arranged with you to visit our offices to sign the Tenancy Agreement for which there is a fixed £50 administration charge. Renewals of tenancy agreements will be charged at £25.

COMPANY LET - Company applications are acceptable where the company will be paying the rent. In these circumstances, references are not required and the deposit will be one month's rent. 

CHECK IN AND CONDITION REPORT - If we have been instructed by the Landlord, a Condition Report will be prepared for your new home and a convenient appointment will be made with the Inventory Clerk to carry out a Check In report to coincide with your move in day. The cost for this is split between the landlord and the tenants.

MAINTENANCE/REPAIRS - We have a dedicated maintenance team which carries out all repairs, tends to emergencies, and ensures that boilers, washing machines and anything else provided by us is in working order. OTHER POINTS OF INTEREST:

1. The Tenant will be responsible for insuring their own possessions. The landlord will insure the building.

2. The Tenant will take over all utilities such as Gas, Electricity, Water/Sewage charges, Council Tax & Telephone upon moving into the property. We will inform the relevant companies of this the day the tenancy agreement is signed. The tenant does not have the right to change the provider of utilities without the consent of the managing agent.

3. The Landlord is responsible for any repair/maintenance problems to appliances etc. but the Tenant is responsible for any breakages which should be reported immediately.

4. Decoration of the property must only be done with your Landlord’s permission

5.  Reasonable notice will be given in the event that the Letting Agent or Landlord wishes to inspect the property outside pre-agreed times. It is usual for the Agent to inspect the property at least twice during the term of your Tenancy and the Tenancy Agreement should cover this eventuality.


6. Should you wish to quit your Tenancy earlier than the agreed term, you will be liable for all rent until the end of the agreed Tenancy. However, in most cases we will usually accept a change of name on the contract if the tenant finds a replacement. This is subject to a £50 administration fee.

7. If rent payment is delayed by 14 days without notice, then a reminder letter will be sent. There is an administration charge of £20 for this. If this is not responded to within seven days then a visit will be made to see the tenant. This is charged at £30. This situation rarely arises however as the majority of tenants get in touch straight away if there is any problem whatsoever with the payment of rent.
